What is Land Strategy Consulting?

 Land Strategy Consulting is about finding out what the best options for a parcel of land truly are and which ones actually fit the people involved. Other professionals are experts at executing a decision once it's made: the lawyer, the realtor, the forester. Our work comes first. We help our clients get clear on their values and align them with the right outcomes, so they know what they actually want before anyone starts on the how. No matter how simple or complex the situation, it's all about clarity, around the process, and around the outcome.

Do you replace professionals like lawyers and foresters?

No. We could not do our work without the talented professionals our clients bring with them or we refer them to. Our focus is to help our clients and professionals by taking on the complicated task of figuring out values and outcomes. Then those professionals determine the steps needed to make outcomes real. 

What does working with us look like?

Proctor & King works best, and we believe our clients benefit most from long term relationships. these situations rarely resolve in a single conversation. It starts with understanding: what the situation actually is, who's involved, and what matters to the people in it. That might look like conversations (in person or over Zoom), a site visit to walk the land together, some structured questions to map out the details, and steady communication as things take shape. 

When should we bring you in to consult?

In short: whenever you need us. These situations can move quickly or slowly, and they're rarely simple.  Wherever you or your organization is in the process, we can help. If the outcome is uncertain, or the path to a good one isn't clear, that's exactly the moment we're built for. That said: the earlier, the better. The sooner we're involved, the more options are still on the table, and the easier the hard conversations are to have before positions harden.

What kinds of situations can you help with

Land Strategy might sound like a narrow thing to need help with — it isn't. The situations we work with run a wide range. Sometimes it's one person simply trying to understand their options before they make a decision. Sometimes it's a family spread across several branches and generations, trying to reach an agreement nobody's been able to reach on their own. And sometimes it's an organization or a town balancing competing claims to a single parcel. Different scale, same core question: what do we actually want to do here, and why 

Do I need to own the land already, or have it in hand?

No. Whether land is coming to you through family, you're in the middle of a purchase, or you're simply weighing whether to buy, especially undeveloped land or larger tracts, we can help. In fact, the period before the land is yours is often the best time to think clearly about what you want from it, while every option is still open.

What part of the country do you serve?

 We're Vermont and New England based, but we can travel or do remote work for clients anywhere in the United States.

What happens in the first meeting 

The first meeting is about one thing: understanding. We take stock of where things stand. Where you stand, how you're actually feeling about the situation, what matters to you, or what a good outcome would even look like. Sometimes that means talking through possible strategies. Sometimes it means simply laying out a thorny problem so we can start untangling it together over time. There's a bit of basic intake beforehand so we're not using your time on logistics, but the meeting itself is for listening.
